COLUMBIA STREET WATERFRONT DISTRICT — A neighborhood nonprofit is striking a deal to sell a Columbia Street plot to a private developer in hope of preserving 28 affordable units nearby and possibly creating dozens more with its profit.

A little-noticed Brooklyn neighborhood is getting a second look for its new homes and quaint shops. Long in the shadow of Carroll Gardens and Cobble Hill, Brooklyn’s Boerum Hill neighborhood is getting noticed these days for its new homes and re-energized commercial strips.

For apartment hunters who think that Brooklyn has become too glassy in recent years, with some buildings that look like as if they had floated up from South Florida, a new condominium in Boerum Hill may come as a relief, particularly its lower floors.

When Avery Hall—led by partners Brian Ezra, Avi Fisher and Jesse Wark (ages 34, 34 and 37 respectively)—proposed building a four-story mixed-use project at 112 Atlantic Avenue (a.k.a., 325 Henry Street) last year they walked into machine gun fire.
