About 499 President
Set on a 1.6-acre site, 499 President brings 350 mixed-income rental residences and roughly 20,000 square feet of ground-floor retail to the neighborhood. Designed by Avery Hall and developed in partnership with The Brodsky Organization, the 322,000-square-foot project wraps around the iconic Royal Palms Shuffleboard Club, one of the neighborhood's most beloved institutions. Its residential entrance on President Street sits between Carroll Gardens and Park Slope. The facade pairs warm brick with large, contrasting windows, set in a clear and steady rhythm along the length of the block. The massing steps back from the street to create a private garden, which opens into a sequence of courtyards and terraces that climb to a rooftop pool. Inside, resident lounges, coworking space and a fitness center complete a full amenity offering. The result is a building of substantial scale that sits comfortably within the neighborhood around it.
